I. CUSTOMER ENVIRONMENT / PROJECT CONTEXT

 

Customer profile:

Langham Place is a business and commercial complex which opened in the fourth quarter of 2004 in Hong Kong, comprising a shopping mall, hotel and office tower. Located in the Mong Kok district of Kowloon, the complex occupies two entire blocks defined by Argyle Street, Portland Street, Shantung Street and Reclamation Street. Shanghai Street separates the hotel and office tower from the shopping mall.

The complex was the result of an urban renewal project under Land Development Corporation, later known as Urban Renewal Authority (URA). The project is to cleanse and modernise a dilapidated area of Kowloon previously known as a red light district, especially Portland Street.

The HK$10 billion project is a 50:50 joint development by the Great Eagle Group and the Urban Renewal Authority ("URA") of Hong Kong[2], to provide a modern and comfortable commercial space in the heart of Mong Kok.

The Langham Place Hotel is located at 555, Shanghai Street. Managed by the Langham Hotels International, it is the only 5 star hotel located in Mong Kok. Its 42 floors house 665 guest rooms, of which 280 "deluxe", 284 "executive", and 101 "Langham Hotel Club" rooms.

Pre-eminent among Hong Kong hotels, The Langham Hong Kong presents a refined European-style haven in the heart of the bustling Tsimshatsui shopping and tourism district.

With gracious charm and polished five star luxury, Langham Hotel Hong Kong is the only Hong Kong hotel that can claim the legendary heritage of the original grand hotel.

Th objective was to create a five star hotel experience which would differentiate from the other hotels from this area.
 

II. SOLUTION IMPLEMENTATION

 

Implementation methodology (main phases):

The first phase has been the definition with the customer of the functionalities in the guestroom.
It has then been validated through the implementation of the solution in the Mock-up room.
Once confirmed, the solution has been deployed in all the rooms.

Project design started in 2003 and was implemented in 2004.

How did we estimate the energy savings (methodology, tools, ...)

10% of energy savings on the electrical bill of the guestroom

For the Guest, the room control increases the level of comfort inside the room :
- ability to have a central point of control, on the bed side for example,
- direct access to selected lighting scene,
- no need to worry about turning off each light when leaving the room or going to sleep.


For the Operator, the impact is both on Guest satisfaction and energy efficiency - It allows to reduce the lighting and HVAC when the guest is away, knowing that a change of 1 degree in the room allows saving 3% of the energy bill of the HVAC system
